Administration

  • Assist the Board with the preparation of annual operating budgets;
  • Prepare long term capital improvement budgets and schedules;
  • Prepare and manage building and grounds maintenance schedules;
  • Prepare Monthly HOA & Coop Residents’ Maintenance Invoices;
  • Accept and Process On-Line and Check written Residents’ payments;
  • Collect and Maintain Residents’ Accounts Records;
  • Manage Condo/Coop Payables and Receivables;
  • Prepare monthly management reports tracking finances;
  • Coordinate monthly meetings of the Board.;
  • Assist with the review and preparation of documents required for the sale or transfer of ownership rights;
  • Maintain and manage the portfolio of Condominium and Coop insurance policies.

Operations

  • Secure bids and alternative prices for maintenance and repair services from vendors and contractors;
  • Maintain and manage maintenance contracts and schedules for all services, trades and vendors;
  • Schedule and manage repairs, and capital improvements;
  • Schedule and manage major capital improvement and enhancements projects.

Communications

  • Accept resident communications 24 / 7 /365;
  • Timely acknowledgement and response to ALL resident communications;
  • Respond to and manage resident work order requests;
  • Prepare and distribute notices, updates, and important information to residents.

Architectural Services

  • Prepare the necessary drawings, permit applications and documents required to secure municipal building permits;
  • Provide review services for projects proposed by the Coop, HOA, or resident owners.
